Fees

Due With Application

• Application fee: $50 per applicant 18 years or older.
• Administrative fee: $199, due within 48 hours of application's approval.
• Proof of income: two recent paycheck stubs or three month's worth of bank statements.

Note: We require that applicants earn 3x rent in one month. We do not allow guarantors.
We will run a full background and credit check on each applicant.

Due at Move-In

• Prorated rent for your first month.
• Non-refundable credit risk fee: $250 to a full month's rent.
• Proof of renters insurance in the amount of $100,000 from any insurance company.
• Any applicable pet fees.

Due Monthly

• Trash: $10 per month.
• Cable: $30 per month.
• Internet: $30 per month.
• Pest control: $3 per month.
• Utility billing fee: $4 per month.
• Water and sewage: varies, billed with rent.

Personalized Add-Ons

• One-time pet fee: $500 for first pet, $250 for second pet.
• Pet rent: $15 per pet per month.

Situational

• Rekeying: $50 per occurrence.
• Replacement key: $25 for apartment, $12.50 for mailbox.
• Replacement parking pass: $25.
• Early lease termination fee: full month's rent with 60-day notice.
• On-site transfer: $300.
• Late fee: 10% of rental amount per occurrence.
• NSF fee: $35 per occurrence.
• Master policy renters insurance: $25 per month until in compliance.
